Reasons to Object to a Planning Application PDF Print E-mail

Writing to object on any Planning Application?

Remember Planning Policies are set out in the Local Plan, the Structure Plan, Planning Policy Statements (PPS) and Government guidance.

Unless you object with a valid reason, your letter will be wasted. So I have listed below the reasons that you may object for any particular application.


  • <!--[if !supportLists]-->Highways - access/roads unsuitable for the development (where access is a relevant consideration)
  • <!--[if !supportLists]-->Loss of light - dependant on the size/siting of the development to a neighbouring property’s principal windows
  • <!--[if !supportLists]--> <!--[endif]-->Design/size/scale/materials of proposal in relation to existing property; neighbouring property(ies) general location
  • <!--[if !supportLists]--> <!--[endif]-->Effect on/loss of protected trees or listed buildings
  • <!--[if !supportLists]--> <!--[endif]-->Setting of listed buildings or conservation areas
  • <!--[if !supportLists]--> <!--[endif]-->Noise, fumes, smell, loss of privacy
  • <!--[if !supportLists]--> <!--[endif]-->Risk of flooding as a result of the proposal
  • <!--[if !supportLists]--> <!--[endif]-->Loss of a valuable facility, particularly if dealt with in a Local Plan Policy Location of proposed development (e.g. is a proposed new dwelling within a recognised settlement boundary in the Local Plan)

Things which are NOT normally valid planning considerations include: -

  • Loss of view/aspect
  • Civil restrictions such as restrictive covenants
  • Personal matters relating to the specific applicant
  • Land ownership issues
  • Retrospective nature of any proposal
  • Principle of development just because it is in a conservation area
  • Changes to land/property values
  • Note Listed Building Consent applications, the only consideration is the effect on the Listed Building and with advertisement consent application the only considerations are public amenity and road safety.
